With Air Quality Sensors and Water Purification Systems, This Texas House is a Wellness Wonder

A home in Texas with a focus on health and wellness has come to the market for $18.5 million.

The property is located in posh Highland Park, a 2.2-square-mile town about 4 miles north of downtown Dallas that’s home to some of the priciest residential real estate in the state.

Newly constructed, the home is the first “Delos” house in Texas, according to Douglas Elliman, which listed the home on Wednesday.

“Delos is a wellness real estate and technology company specializing in creating healthier homes,” explained Aaron Carroll, who has the listing with colleague Blake Eltis.

“They use a system called Darwin Home Wellness Intelligence, a Wi-Fi-enabled tablet that displays metrics on the home’s conditions. Properties with this system have air-quality sensors and filters to remove impurities, water purifiers to eliminate pollutants and lighting designed to mimic natural patterns,” he said. “Delos homes are those with at least two out of three components: purified air, water, and optimum lighting.”

Alongside its first-rate wellness credentials, the six-bedroom home is loaded with high-end features.

“From the moment you walk in, the floating staircase takes center stage,” Eltis said. The sleek sweeping stone stairway sets the tone for the rest of the home, where natural materials and a neutral palette can be found throughout.

The kitchen features double islands made of Taj Mahal quartzite, the bar area showcases black Calcutta marble and there are solid limestone fireplaces.

The home also boasts an elevator, 42 speakers to deliver immersive audio throughout, a salon spa, a gym, a media room, a climate-controlled wine room with space for 500 bottles and a nine-car auto gallery.

Outside, there’s a self-cleaning infinity pool, an outdoor grill, a pizza oven and plenty of space for entertaining.

The most unique feature of the home “is the TV screen that comes out of the ground past the pool,” Carroll said. “It measures 11-feet-wide- by 7-feet tall and is a true outdoor screen that you would see at a football stadium. I’ve never seen that in any house in Dallas.” The stand-out amenity cost upward of $250,000, he added.

The seller is a commercial real estate builder who “wanted to build a top-notch home for himself,” Eltis said. He acquired the underlying property in 2017, and while Mansion Global couldn’t determine how much he paid, the property had been on the market for a hair under $3 million at the time, listing records show.
